When you put your home on the market, you want to do everything you can to help it sell for as much as possible. As a result, people will make repairs, renovations, upgrade appliances, change the paint color and anything else they think will raise that sale price. But according to one real estate broker, there are a couple of surprising things that will increase a home’s value and they’re all out of your control.
Tatiana Londono, who’s based in Montreal, Canada, has gone viral on TikTok after sharing the three unexpected things that can help you sell your home for a higher price.
- “The first thing that will weirdly increase the value of your home is being located near a Starbucks,” Londono says. “This, my dear friends, is called the "Starbucks effect.”
- She explains that being close to a Starbucks gives developers the sense that the neighborhood is “on the rise.” According to Zillow, between 1997 and 2013, homes that were near a Starbucks increased their value by 96%, compared to 65% for average U.S. residential properties.
- The second thing that can make your home sell for more money is having “a desirable address number.” The real estate expert isn’t talking about the location, but the numbers themselves. She points out that some cultures have lucky numbers, sharing that eight is lucky in Chinese culture and 18 is in Jewish culture, while many consider seven lucky.
- If a celebrity ever lived in the home, that will also increase its value, according to Londono. “It doesn’t matter if it’s a mansion or even a shack,” she says. “If a famous person once lived in a home, it’ll be worth more at resale.” She says she has no idea why this is, but Luxury Portfolio International reports that properties currently owned by living celebrities “tend to be the most valuable” because of their amenities.
